Density Bonuses: The Grand Bargain
Cities want affordable housing but don't have the money to build it. Developers want more rentable space. Density bonuses are the compromise.
How It Works
If a developer restricts a percentage of units (typically 10-20%) to low-income households, the city allows them to build more units than the base zoning allows.
| Base Zoning | With 20% Affordable Bonus (State Law) |
|---|---|
| 100 units allowed | 135 units allowed (+35%) |
| 45 ft height limit | 55 ft height limit (+1 story concession) |
